A floor plan and empty-room phone photos — that's it. The plan can be a photo, a PDF, or drawn right in the app. No LiDAR, no Matterport scan, no special camera. You already take these shots.

You do. The floor plan and the photos you upload stay yours — sending them to IVRIS never transfers ownership. The finished deliverable is yours too: the AI-staged photos, the 2D plan and the furnished 3D floor plan are yours to hand to your client and use in your own marketing, subject to whatever you and the listing agent already agreed between yourselves.

What IVRIS gets is only the permission we need to run the product — a licence to store, process and display your files so we can build the tour, keep it at its public link, and show it to anyone you send that link to. The one thing that isn't yours is the furniture: the 3D models, textures and materials we place in your home are licensed to IVRIS from third parties, so they're yours to use inside your IVRIS tour and its deliverables — not to pull out and resell on their own.

They stay live. Forever. We do not take delivered work down, ever. What pauses while you're unsubscribed: new uploads, AI flat-staging, analytics, and furniture-commission accrual. Resubscribe any time and those switch back on.

Assume it does, and disclose. AB 723 (in force since January 1, 2026) is about telling people when an image of a home has been digitally altered. Everything IVRIS stages is digitally altered, so we treat all of it as disclosable — the staged stills, the furnished 3D floor plan and the AR view alike. We don't claim an exemption for any of it.

What IVRIS does for you: we apply a “Virtually Staged” label to staged photos at publish time, composited onto the image so the disclosure travels with the file, and every tour page carries the disclosure line — furniture is digitally added and is not included in the sale. Every staged room also keeps its unstaged original one tap away in the tour, so the before/after pair is always reachable from the link you share.

What's still on you: two things. First, the original has to travel with the altered image — AB 723 wants the unaltered photo placed immediately before or after the digitally altered one, or a link to the publicly accessible originals, wherever you post it. Your tour link is one way to satisfy that; posting a staged photo on its own, with no original beside it and no link, is not. Second, the disclosure you file with your MLS: IVRIS isn't a party to your MLS agreement and can't make that disclosure on your behalf, and MLSs word their virtual-staging rules differently. Follow your MLS's rules for anything you upload there, and ask your broker or MLS if you're unsure. This is information, not legal advice.
